What steps should expect to take if I decide to sell by owner?
Step 1: Establish clear and realistic goals that you would like to achieve by selling your home by owner.
Step 2: Before your home is ready to be viewed by potential buyers, it's important for you to evaluate your home as if you are a potential buyer. Make sure the outside of your home has great curb appeal and the inside is clean and clutter-free.
Step 3: Price your home. This step can be a little tricky. If you are looking for a quick sale, you will probably need to consider a lower asking price. However, if you have more time, you can adjust the price in your asking price in your range accordingly. After you determine your time frame is established, it would be a good idea to research the current market for comparable homes and choose a fair price that will both benefit you and the largest pool of buyers. REMEMBER, you are saving money selling by owner, so don't forget to pass a portion of that savings on, by lowering your asking price to attract more potential buyers. This website will allow you to purchase an estimated online appraisal using comparable data and other data to determine a fair asking price.
Step 4: Assemble your team. You will need to enlist the services of a few professionals, for a flat rate. You will need a mortgage broker or lender, a real estate attorney or title company, and possibly a handyman. These key professionals will guide you through the more technical components in the process of selling your home.
Step 5: If you have completed all of the previous steps, CONGRATULATIONS! You are almost ready to show your home. Before your first showing, it would be a good idea to create a listing sheet.
A good listing sheet should include:
- Description of the house
- Contact information
- Disclosures (if any)
- Real estate taxes
- Lot size
- Room sizes
- Number of bedrooms
- Room sizes
- Number of bathrooms
- Garage size
- Special or unique features your home includes
- School or useful neighborhood information
*Leave your potential buyers or renters with a lasting impression. Print out FREE brochures of your listing on CribLocator.com and hand them out to potential buyers or renters.

Step 7: Acquire the proper contracts and legal paperwork necessary to make the terms, contingencies and price official, when making or excepting an offer. These contracts and legal forms are also available on this website. Get Legal Paperwork.
Step 8: Now it's time to start entertaining VALID offers. Make sure all offers that you consider are from preapproved applicants rather than applicants that are merely prequalified. Now, negotiate your best selling price.
Step 9: Prepare your home for property inspection, which is required in most real estate transactions.
Step10: Preparing for closing. The Contract is signed by both the seller and the buyer, additional documents like; disclosures, internal revenue form W9, survey and home owners association or condominium documents. Finally, the earnest money deposit is collected and placed in an escrow account. Don't worry, depending on what state you are selling your home in, the real estate attorney or title company will help and support you through this process.
*When all conditions of the contract have been met, consider your house sold (close of escrow). At close of escrow, money is paid out to the seller after all additions and subtractions are made and possession is transferred.
